Andrew Mackson

"A number is only useful if it still stands after a buyer's accountant, a bank's credit team, the ATO or an opposing expert has gone through it line by line. Every report we sign for a Hunter business is written with that reader in mind."

Newcastle Business Valuations exists so that a family company in Maitland or an engineering firm in Mayfield can get a signed, court-ready valuation without paying for a listed-company engagement. The report might back a sale, a restructure, a handover to the next generation, a review by the ATO or Revenue NSW, or evidence in the Supreme Court of New South Wales. Whatever the purpose, the certified valuer whose name is on it answers for it.

Why Newcastle and Hunter Owners Work With Us

Certified Valuers Who Know the Hunter Economy

We work by video call and phone with engineering and mining services firms in Mayfield, practices near John Hunter Hospital at New Lambton Heights, cellar doors in Pokolbin and defence suppliers around Williamtown. We know how transfer and landholder duty work under the Duties Act 1997 (NSW), and what the court's expert evidence rules and the Expert Witness Code of Conduct ask of a valuer.

Built to Be Checked by Someone Else

Each report is prepared under APES 225 and the International Valuation Standards and signed by a certified valuer. The working runs in order, from the accounts through the adjustments to the final figure, so a bank, the ATO, a judge or the other side's expert can retrace every step.

Signed Reports, From Seven Business Days

Once your records are in, certified Summary and Detailed reports are delivered from seven business days, set out the way the ATO, ASIC, the Federal Circuit and Family Court and the major lenders expect to see them.

Matched to the Purpose: Sale, Tax, Audit or SMSF

Selling a Hunter Valley wine business, testing a claim for the Division 152 concessions, giving an auditor an AASB 13 fair value for a mining services contractor, or valuing business real property held by your SMSF: one call settles which report the purpose needs.

A Figure You Can Explain Yourself

On the closing call we go through how the income, market and asset approaches were applied to your business, so you can take a co-owner, a buyer or your family through the result on your own.

Valuations for the ATO and Revenue NSW

Market values for CGT events, Division 7A loans and SMSF transactions, values that sit behind a duty assessment by Revenue NSW, and a written basis to point to if an auditor or a revenue officer asks how the figure was set.

Certified Valuation Reports From Seven Business Days

Every report is signed by a credentialed certified valuer and built to withstand ATO, ASIC, court and bank scrutiny.

Frequently Asked Questions

It is a signed opinion of what a business, or a share of one, is worth on a particular date and for a particular purpose. To reach it, the valuer works out the earnings a buyer could count on, applies the approaches that suit the business (income, market or asset), and reconciles them into one figure or a narrow range with the reasons written down.
For most established Hunter businesses the lead method is capitalisation of future maintainable earnings. A discounted cash flow suits earnings that are about to change, such as a mining services contractor adjusting to the region's energy transition or a defence supplier near Williamtown awaiting a contract renewal. Comparable sales and listed company multiples supply the market check, and adjusted net assets suits plant-heavy operators and holding companies. Rules of thumb only ever confirm; the industry, the size of the business and the purpose decide which method leads.
It is when the figure will be argued over: evidence in the Supreme Court of New South Wales, a property settlement in the Federal Circuit and Family Court, a review by the ATO or Revenue NSW, or a shareholder dispute with an expert on the other side. For a private view before you decide something, an Indicative valuation does the job. It is intended for internal decision-making and is not a certified opinion for third parties.
Frequently, yes. Where the valuation is obtained for an income-producing purpose the fee is generally deductible, and where it relates to a CGT event it may form part of the cost base instead. Which treatment applies turns on your facts, so check with your accountant or tax adviser first.
Use a Summary report when outsiders will read the number but are unlikely to dispute it: selling the business, admitting a partner, an employee share plan, a bank finance application or an SMSF audit. It is certified and signed, and it explains which approaches were applied and how the conclusion follows.
It is the standard the Accounting Professional and Ethical Standards Board sets for its members when they value a business, a shareholding or an asset in Australia, formally titled APES 225 Valuation Services. It covers how the engagement is defined, what is documented and what the report must disclose. We prepare every Summary and Detailed report as an APES 225 Valuation Engagement, the fullest engagement type the standard describes.
It starts with a free call to agree why the value is needed, the date it must speak to and the report that fits. After that we request your accounts and records, adjust them to maintainable earnings, run the approaches that suit the business and deliver the signed report, followed by a closing call that takes you through the reasoning.
Two sets of standards apply: APES 225 in Australia, and the International Valuation Standards issued by the IVSC. Where the figure drives a tax outcome, the ATO's market valuation guidelines apply as well. The valuer who signs our Hunter reports holds the CFA charter and the ABV and CBV designations.
Andrew Mackson, who signs our reports, holds the CFA, ABV and CBV designations and has more than 15 years of experience across valuations, transactions and expert evidence. No report leaves us until a certified valuer who is willing to defend it has reviewed and signed it.
It is an opinion prepared under APES 225 and signed by a credentialed valuer. The report sets out the purpose, the standard of value, the evidence relied on, each adjustment and the reasoning, so a court, the ATO, a bank or the other party to a deal can rely on it.
Your first step is to talk to the valuer whose signature is on the report. If an input of fact turns out to be wrong, we correct it and reissue the report without charge. What we will not do is shift the conclusion towards a figure someone would prefer: a report is only worth having while it stays independent.
Yes. We act for owners across the City of Newcastle, Lake Macquarie, Maitland, Port Stephens, Cessnock and the Upper Hunter, and every consultation runs by video call or phone. For a sense of scale, at 30 June 2025 the City of Newcastle had 16,296 actively trading businesses, Lake Macquarie 15,181 and Maitland 6,142 (Source: ABS, Counts of Australian Businesses, including Entries and Exits, July 2021 to June 2025). Wherever you trade, the report is prepared and signed the same way.
